Matt Caffrey is the founder and managing partner of Hallowfield Building Group, a land development and investment firm focused on identifying, structuring, and executing residential land opportunities throughout the Mid-Atlantic region.
With more than two decades of experience in real estate and land development, Matt specializes in sourcing off-market land positions, navigating municipal entitlement processes, and structuring development partnerships that align capital with experienced operators. His work focuses on the earliest and most critical phase of the development process—acquiring and preparing land for successful residential communities.
Prior to founding Hallowfield, Matt built a career working across multiple facets of the real estate industry, developing a practical understanding of the operational, financial, and regulatory dynamics that shape successful development projects.
Matt approaches development as both a technical discipline and a strategic system—balancing land planning, market timing, capital structure, and long-term risk management. His work emphasizes disciplined underwriting, thoughtful partnerships, and a focus on creating projects that are both economically viable and responsive to the communities in which they are built.
